Homes in Charlotte Subdivisions or not?

Many buyers are weighing out options of whether to purchase a Charlotte Home within a subdivision or a home not within a subdivision.  We must first consider your personal perspective.  Do you have a family?  Do you own a business and have company vehicles?  Do you own many vehicles and need additional parking?  Would you use the amenities?  Which home will have a better resale?

 My first concern is for the children.  A Charlotte subdivision typically will have many children and friends all around.  This is ideal especially if you are relocating to Charlotte.  Amenities such as a pool, a playground and ball fields further enhance a smooth transition for your children.  The Home Owners Association fee typical for a pool community is about $500 a year. 

Yes, we all have heard nightmare stories about an overzealous Home Owners Association.  The "purpose" of an HOA is to help preserve your property values.  It allows home owners to help guide standards within your community.  One example is a fence.  Most Home Owner Associations will not permit a fence around the front of your home.  They also restrict what type of fences. Each neighborhood is different and most want some type of consistency.  For example, a six foot cyclone fence will not be approved in many neighborhoods.  There are also various rules governing full privacy fences.  If this is important we will first drive through the neighborhood to get an idea of other fences that are throughout the neighborhood and then get a copy of the Restrictive Covenants to confirm the rules "before" we write an offer on a home.

Most neighborhoods prohibit work vehicles in driveways or left parked on the street.  Yes, you can leave your marked truck in the garage but this may not be convenient for your lifestyle.  Charlotte neighborhoods typically do not have any space for on street parking.  If you have too many vehicles you may have trouble parking all of your vehicles.  There are also typically restrictions about boat parking in driveways.

Now how about a home "not within a subdivision".  Yes, you will have a lot of freedom in what you desire.  The first problem I encounter is that your neighbors also share that freedom.  You may have a neighbor that parks many cars on their lawn, leave debris/junk all over their yard, multiple animals in the yard or many other issues that I have witnessed.  This hurts your home value and may change your resale value at any time.

Another consideration is that the greater Charlotte Real Estate market is growing.  If you do not own it, it will likely be changing in the near future.  That farm will likely sell during your home ownership and that pristine view may be a commercial development, an apartment complex or another housing subdivision.  This is my largest concern when purchasing a home outside of a subdivision.

Being aware of these issues is the first step.  Yes, together we will do everything within our power to address these concerns beforehand.  I speak to people relocating everyday and the desire for Charlotte Homes for Sale is very strong nationally.  We are waiting for the national economy to improve.  As soon as those homes in New York, New Jersey, Connecticut, Florida and California markets sell, the money is coming our way.  There will be a huge wave of new Charlotte residents traveling this way.  If you can purchase now there are some fantastic housing deals.  There are Charlotte Foreclosures that are unbelievable deals.  Some homes are actually selling cheaper than the cost of building new!
