I always recommend a home inspection when ever you purchase a home. Please, please, do not try a discount Inspector. There are countless nightmare stories but over the years I have witnessed several. For example, I had a buyer insist on a discount Home Inspector that they found. There were water stains on the ceiling. The Home Inspector actually placed his hand on the ceiling, said it was dry and not a problem. He did not have a moisture detection tool!
How to pick a Charlotte Home Inspector: Please be certain that your Home Inspector is actually a Home Inspector. I love and respect an entrepreneur but be careful that your home is not the "training home" for a discount inspector. Ask about the procedures for testing major systems. How does he test a furnace, air conditioner and heat pump? How will he document his findings? Is the input and output temperatures documented in the report? How is the moisture measured in the crawl space? Are the numbers documented? How is moisture stains addressed? (a moisture detector with 2 prongs piercing the stained material and measuring the conductivity).
Ask your Realtor for thoughts and suggestions. A good Realtor will have a very good understanding of the process and have suggestions. No, your Realtor will not and should not dictate which Inspector to utilize but please consider their professional advice.
