I have recently found inventory homes in new construction communities are very competitively pried. I actually sold an inventory home this week that priced lower than the foreclosure in the same neighborhood! Millions are seeking Charlotte Foreclosures and hoping to find a great deal; many are purchasing homes without realizing that just because it is a "Charlotte Foreclosure" does not equate to a great deal.
Have your Realtor do comps before you buy your foreclosure. Many foreclosures are priced aggressively but based on local demand, the prices are not necessarily cost effective. Bank Owned homes typically are in need of work (not just the paint and carpet that is "sold" on TV).
Regardless, everyone wants a great deal! Please be certain you area actually getting the deal you had hoped. I was personally shocked to find New Construction to be competitive but if a builder is to succeed, he must be aware of the market conditions and remain competitive. Many builders have went out of business but many others have regrouped, streamlined their business structure and are ready to move forward.
