I am noticing that in today's Real Estate market, many people have no equity in their home.  They then are trying to sell their home with a sign in their yard.  This marketing plan is challenging especially in the age of the Internet.  Many home owners do not realize the importance of a strong marketing program.  This is especially true when there are so many lending issues and the pool of potential buyers is much smaller.

 The first place a buyer searches for Homes for Sale is on the Internet.  Internet marketing continues to evolve as more and more of the public utilize the on line home search to find their home.  So where would you search first?  For Sale by Owner may save the seller some money but multiplies the risk for both the buyer and seller.  The seller is allowing strangers into the home without and checks or proof that the buyer can actually buy the home.  Th buyer really does not know the true market value.  The seller is opting to save money; what else would the seller would the seller be willing to do to save money?

 In today's world it is a high risk to purchase a home without a Realtor.  No matter how intelligent and confident you are purchasing a home is far too risky to bypass your Realtor to save the seller money.  I have been hearing too many stories of people that were mislead by sellers and investors.  In 2005, Charlotte had a pool of investors migrate to our Real Estate market.  The Hurricanes in Florida caused a major exodus of Florida Investors and they relocated to Charlotte.  When investors move en masse, a false demand is created.  Prices surge for no apparent reason and certain areas become "hot".  Naive buyers follow this demand and feel the appreciation will continue.  Many of these neighborhoods increased in value during the surge but plummet when the superficial demand is withdrawn.
