Charlotte Real Estate and Property Taxes

As you search Charlotte Real Estate you will notice that the "Tax Value" is provided but the actual property taxes are not.  This creates much confusion.  First we will discuss the tax value.  What does this really mean?

In both North Carolina and South Carolina we do a a mass assessment of all of our homes throughout the county.  In NC is accomplished every eight years.  Regardless, the assessments are done throughout the county at the same time (not reassessed after your purchase).

Consider the tax value as a snap shot in a period of time.  If one area has increased within a county and another has decreased then this gives you a general idea that the values have been increasing or decreasing since the "snap shot".

How do you convert these values to the actual property tax bill.  The technical formulas are complicated and several variables dictate the actual taxes.  I am a simple animal and believe in keeping it simple.  In Charlotte/Mecklenburg County a multiplier is .014 (1.4%).  There are variations based on incorporated, not incorporated, which city (within the county) along with other contributing factors.  It is more complicated than you need. If you use the multiplier I share above then this will be very close.  This will likely be a little bit higher than your actual Charlotte Property tax but I would rather you estimated too high than too low.  The surrounding counties are a Little lower but this still provides a good base line for your cost estimates.

South Carolina property taxes are a bit different.  South Carolina offers a discount for residents as opposed to investors.  If the home is your primary residence then your property taxes will be almost 1/2 of the Property taxes in North Carolina.  This is because South Carolina does not fund their schools via the property taxes.  SC decided that it is not fair to only have the residents and home owners to support their schools.  The schools are funded via the lottery and also the sales tax.  This provides a great benefit for the residents.
