Fort Mill New Home Specials

New Construction in the greater Charlotte Real Estate market and Fort Mill SC Real Estate does offer some discounted homes if your timing is good.  The best times to receive the discounts are:

1)  When the subdivision is beginning- The Charlotte builder gives the first few homes a discount on their new home purchase.  Consider it a reward for taking the chance and accepting that you will be living in a construction site for many years to come.  You will also receive the benefit of the "price bumps" which also occur as the subdivision progresses. The reputation of the builder is paramount to assure you realize what the subdivision will resemble when complete.

2)  Sales that fall through- New homes in Charlotte are constructed when a given buyer requests a home.  If something fails through from the time the buyer "contracts" for the home and "home completion" then the builder is stuck with the home.  Stuck?  Yes, the builder now has a home with the personal selection for the buyer and now has to sell a "new home" without the "new home buyer" making selections.  The builder will offer discounts on these homes. 

3)  Close out sales- The best deals come when the builder is almost done in the development.  The last handful of homes the builder will typically offer deep discounts to "get out" of the neighborhood.  The builder can not afford to give deep discounts during the development process since each discount impacts the value of the remaining homes.  He would be cutting his own throat if he gave too large of a discount.  When the builder is done, he is no longer concerned with maintaining the market value since he has made his profit and now would rather focus resources elsewhere.

An example of the close out specials are Spicewood in Fort Mill.  Spice wood is located in Fort Mill on Gold Hill Rd. There are 2 new homes remaining.  It is no longer worth it for the builder to even staff the on site sales office for only 2 homes.  Now add the change in the economy and you will receive huge discounts on these homes.  How does this impact you value?

Whenever any home is discounted in the neighborhood then every home is impacted.  It is to everyone's interest to sell these homes quickly and get the builder out of the neighborhood.  The old rule was when the builder pulls out the value automatically increases several thousand dollars.  The time to purchase in Spicewood is now if you can move quickly.  First time home owners can get the additional benefit of the Federal Tax Credit.  This tax credit will offset your mortgage for at least 6 months of basically living for free!
