Charlotte Real Estate has finally been impacted by the national real estate crisis.  This is actually a great thing for the home buyer that is ready to own a Charlotte Home.  Charlotte still has all of the same fundamentals that has been driving the demand for Charlotte homes.  Charlotte's geographic location is one of our strongest selling points and one that obviously will not change.  The bulk of the nation's population resides in the northeast and the boomers are heading our way.  Seniors want a warmer climate for their retirement but want to be close enough to the northeast.  Charlotte is roughly an 8 hour drive to the northeast so in case of a family event or emergency, you can actually drive in a day.  This is why the New York Floridians are amicably called "half back" since they are now half way between New York and Florida. 

Charlotte Real Estate also provides a delightful climate.  We do experience the change of seasons but our winter does not compare to the northeast.  You will still enjoy winter days in the 50's.  This is also a steady factor which assures a continual attraction to Charlotte NC.  Our summers are warm but do not compare to the summers in Florida (I have also lived in Florida).  The Florida summer is definitely hotter (and more humid).

Charlotte home prices have dropped so that anyone with good credit and a down payment can actually purchase more house than they could have if you relocated to Charlotte 2 years ago.  There are great opportunities for many fantastic homes.  There are short term cautions for purchasing Charlotte Foreclosures.  Starter neighborhoods will take longer to recover since these neighborhoods were inundated by high risk loans (the euphemism is "sub-prime loans).  Home owners with marginal credit moved into these neighborhoods in addition to investors.  Both of these groups are walking away from these homes and will be impacted fro years to come.

Other Charlotte home owners made a living on Commissions (like Realtors and builders) and will also be losing their homes if they did not adjust their standard of living by the reduction of income soon enough.  These neighborhoods will recover more rapidly since the proportion of these home owners were not substantial.  These homes actually offer the best short term and long term opportunities.
