Charlotte Foreclosures

Many home buyers are hoping to find a great deal on Charlotte NC Foreclosures.  Keep in mind there are many great Charlotte Foreclosures that are great deals and most buyers realize it will take time to reap the benefits of their new home deal.  There are several factors that dictate the value of your Charlotte Home.  The first factor to consider is how many homes in a given neighborhood are "distressed sales".  A distressed sale is a sale made under less than ideal personal situations.  This includes Charlotte Foreclosures, Charlotte Short Sales (which are also known as preforeclosures) and Charlotte Bank Owned homes.

The least expensive neighborhood in any given area (albeit a city, a school district or a town) will be prone to more foreclosures than other areas.  This is because there will be a higher ratio of sub prime loans within these communities.  In the long term these neighborhoods will rebound stronger than ever and the values will do well.  Just be aware that more Charlotte Foreclosures will follow so the short term will be less than ideal.  One good thing is that most investors can no longer access cash for homes.  Good thing?  Why?

Investors also took advantage of the Government dictated loose lending practices.  Investors aggressively sought out the lowest priced new homes as ideal rental neighborhoods.  The Charlotte new home would be under warranty for years so the landlord would have minimal responsibility for upkeep.  The problem arose because if you could not get a home loan a few years ago, you were not likely going to be a responsible citizen any time soon.  Many of these renters destroyed their new homes and thus hurt the Charlotte new starter neighborhoods.  Now that investors can not take advantage of the foreclosures, actual responsible and "qualified" home owners will continue to purchase these homes. 

The problems will naturally work them selves out as long as there is minimal unnatural intervention.  How about foreclosed homes in other Charlotte neighborhoods? This is where the best deals actually lie. Keep in mind that a neighborhood that is not experiencing a dramatic melt down will not provide the same discount as a neighborhood that is a mess.  Other foreclosures are based on several reasons.  First will be those that purchased too much home in hopes of selling an making a lot of money in the short term.  Charlotte Real  Estate did not experience as much of this type of speculation as other cities but there was some.  Another driving factor of Charlotte foreclosures will be commissioned sales people related to real estate.  This will people employed in the lending industry, employees of builders, contractors, subcontractors and Realtors.  Many people in these career fields were blind sided by this crisis and will be burning through their assets.  These will likely provide great opportunity.
