Relocating into a new city is challenging and there are a multitude of factors to consider. One common consideration is what type of home is right for you. Do you want a new Charlotte home or a pre-exisitng Charlotte home? How about land or a lot? What are the benefits of raw land compared to a lot? A subdivision or an independent piece of land? Which is a better investment?
Naturally there are an abundance of unknown variables to consider for Charlotte property. Let's first consider new homes compared to pre-existing homes. There are an abundance of brand new Charlotte Subdivisions. Many of these new Charlotte subdivisions are so large that they are like entire neighborhoods. The first factors to consider are how do you fit in? What are the sizes of the other homes? It is best that your home is in the 25 to 50% of the size/value of the other Charlotte NC Homes For Sale within the neighborhood. That does not make all of the other homes a bad investment it is just that these homes are the best investment in the neighborhood. How far along is the development? Keep in mind if you decide to sell your home within the next couple of years that you will be competing with the Charlotte builder. Consider that all buyers are looking at life through your eyes. A new home has greater appeal than a home that is 2 years old (other variables being similar). It is difficult to sell a home when the builder is still constructing new homes. Before purchasing in a new neighborhood, please be certain that you are going to remain in the area for several years.
An established Charlotte Real Estate Neighborhood offers greater price stability and easier resale. Naturally you must also consider maintenance issues that are not a factor for Charlotte New Homes (everything will be under warranty). A new community also is a great place to create new relationships for your children because all of the kids are new to the area and seeking new friendships.
Keep in mind what exists around your neighborhood. If there is nothing but fields all around then accept that they will be developments shortly. What types of new developments are being constructed in the greater area? Are the neighboring communities focusing on "starter homes" or are they "million dollar homes". As the value of land increases, your property values increases with this. Conversely, as the property value is dragged down, so is your investment. Look beyond your individual home.
How about just purchasing land and have a new home constructed? There are many factors to consider with respects to raw land. The first thing to consider is whether to purchase a lot in a subdivision or an independent piece of property. If you purchase a lot then the utilities have likely been determined so this variable is known. Utilities are the issue. The most important factor is water and sewage. Will the land perk? Keep in mind that Charlotte was just a small town/city 20 years ago. There is not public sewage available in the surrounding areas. A "sewage tap" is not likely available and you will need a septic system. Your property must have soil with an adequate absorption rate to handle the sewage capacity of your home. There are a wide variety of possibilities and this can be complicated. Rules and restrictions vary within each State and County. You must understand this before purchasing your Charlotte property. If you purchase a Charlotte lot within a subdivision you must accept that there are rules that dictate what you build. There are typically restrictive covenanents within the subdivision. Be certain that your intent is permitted within the subdivision. Most do not allow you to have live stock, multiple cars parked outside or additional garages (for collectors) within the subdivisions.
