There are dozens of national new home builders in Charlotte North Carolina.  The Charlotte New Home options are endless.  Each Charlotte builder has a refined Charlotte Home marketing strategy that is very persuasive and comprehensive.  It is impressive, positive and also very biased.  How do you discover additional information?  A Charlotte Buyers Agent provides this balance.  How much does this cost you?  Nothing!  The builder pays the commission to the Buyers Agent and the price is the same as if you purchased the Charlotte home without any professional assistance?  Why is that?

Builders know that their marketing only reaches a certain amount of people.  They realize there are thousands of additional Real Estate professionals that will help them sell their homes.

Buying a Charlotte New Home and Charlotte North Carolina New Construction is exciting!  Please do not be foolish and buy without representation.  This is too large of an investment no go unarmed.  A professional Realtor will share knowledge that will assure you are investing in a new home and not donating to the community.  Search all active Charlotte Area Listings including New Homes in Charlotte NC.  There are new Charlotte subdivisions regularly for example, Centex is completing its extremely successful Wesley Oaks subdivision and ready to begin 2 new subdivisions.  One is Ardrey Chase and will be an all brick neighborhood beginning in the low 400,000's.  Ardrey Chase is located off of Marvin Rd in South Charlotte and will fall within the Ardrey Kell High school district. Fieldstone Farms will be open this winter in Union County and Indian Trail. 

Before contacting your Buyers Agent, here are some considerations:


1)  Did you know there are new developments across from a shooting range?

2)  How about living next to a railroad track? 

3)  Did you ever notice that someone can word an area to sound great only afterward to find their definition of "great" was different than yours?

4)  Is your development annexed?  How does the annexation affect your taxes?

5)  What will really be your school assignments?

6)  The design center:  What do you really need to know prior to signing the contact? 

7)  The Builder agent is there to sell you the most home you can afford.  The builder must sell their largest and even their smallest home.  Which home is the best investment?  The Builder's Agent will not share this investment reality with you.

The salesperson on duty works for the builder.  Charlotte New Home Builders are experts in marketing their products, staging their models and training their sales people.

Saving money:  The builder already has the commission fixed in his price.  Actually the price of the home is fixed by market value.  If a builder can get $10,000 more for his home, he will.  The builder can not just give you $10,000 and not the next person.  This will ultimately depreciate the remainder of his homes.  He would be destroying his own business.  The builder sells at current market value.

But Rick, builders offer free discounts all the time!  True, but there is a reason.  Early in a development the builder frequently offers discounts.  The builder offers these incentives to get their development recognized.  All in the marketing plan.  The downside to being early is you will have a very difficult time selling your home any time soon.  First you will be competing with the builder and secondly, you are living in a construction zone.  There are incentives or kickbacks and we can discuss these further.  Some are good deals; others can not be trusted.  You need an impartial Real Estate consultant that has your needs as the only priority.

Builder Marketing:  The employees of the builder will provide you all of the positive data required to sell their product.  You will be impressed from their trained sales staff.  Is that what is best for you and your family?

Buyer's Agency:  A good Buyer's Agent will provide you invaluable information about the state of the development including resale values.  A Buyer's Agent has a fiduciary responsibility to protect your investment; not the investment of the builder.  I know what is overpriced, what costs are normal and what is inflated and am familiar with the area.  I can sift through the information and will share what is really being said.  My job is to do what is in your best interest.  I value the happiness of you and you family and that is what should come first.

I appreciate the work of the builders and they have their job down to a science.  It is an admirable business model.  But what is best for the builder may not be what is best for you and yours.  Who's interest are you serving?  The Builders?  Mine? Or should you be really concerned about your family?  Talk to me.  You will be amazed.
