Indian Land is an unincorporated town in Lancaster County SC.  It is a confusing area to many since Indian land actually has a Fort Mill mailing address.  That's right.  Indian Land was such a small remote town until the past 5 or so years that Indian land did not warrant a Post Office.  The Fort Mill post office (Fort Mill is in the neighboring York County SC) services Indian Land and thus you have the Fort Mill mailing address.

How are the schools in Indian Land?  As shared above, Indian Land was a remote town until recently.  It was a rural town with minimal commercial/retail opportunities. The area is being rapidly transformed.  Indian Land now has many very large and prestigious subdivisions.  The new subdivisions places a lot of pressure on the schools and the schools are accommodating the new population.

Is Indian Land an Indian Reservation?  Indian land was part of the original territory for the Catawba Indians.  The "Indian Land" area was awarded to the Catawba Indians many years ago.  Eventually the Catawba Indians decided to move onto a reservation a few miles east of Rock Hill SC.  Today this reservation still exists and their proud heritage is on display.  Visitors are welcomed at the Catawba Indian Reservation.

Indian Land GIS:  Indian Land and Lancaster County just began its GIS program which is a tremendous asset when researching Lancaster SC Real Estate and Indian Land Property of interest.

Property Taxes:  South Carolina has many philosophies that just make good sense.  The first is their school funding.  South Carolina recently decided that it is not fair that only hard working home owners paid property taxes for the entire school burden.  South Carolina decided that a percentage of the lottery proceeds should help fund the schools.  Then they add a small percentage onto the state sales tax for the remainder of the funding.  This means that every dollar spent in SC helps the schools.  This allows SC property taxes to be almost 1/2 of Charlotte NC property taxes.  In addition SC made another decision.  Seniors worked too hard to earn their homes and deserve a discount.  They receive a discount on their homes appraised value to help keep their money in their pockets.  Lastly is the contrast between a resident and the investor.  The investor still pays the higher tax bracket for SC homes.  This ultimately will minimize investors (market distortion) and result in more resident home buyers.  Bravo SC!

There are many great subdivisions in Indian Land.  Black Horse Run (equestrian community), Sun City Carolina Lakes (active adult/over 55 yrs old community), Belair, Legacy Park, Rosemont, Edenmoor, Bridgehampton, Shelly Woods, Longbrooke and Fox Ridge are just a few of your tremendous options.

There are many benefits to residing within South Carolina Realty.  Call Rick Waite at 704.770.6559 today with any questions or concerns.  I am a licensed Realtor in both North Carolina and South Carolina.
