As a Charlotte Realtor, there are many aspects of Charlotte Real Estate that are unknown to the general public.  Each profession has knowledge and various areas of expertise.  Since I am a full time Real Estate agent, the Charlotte Real Estate exposure I get in a week is greater than the majority of people will see in a lifetime.  It is all about trust.

What is my Charlotte home really worth?  Who is going to look at my Charlotte home?  How are people going to see my Charlotte home? How do I know if they are actually qualified home buyers? What is a qualified home buyer?  What about a home warranty?  Has the market changed since I initially had my home values?  What should I know about financing?  Can I get sued for not disclosing information?

What external factors are affecting your local market?  How do you price for these external variables?

What are the odds that a potential buyer drives by your home, notices the sign and guesses that this may be a home that is of interest?  Is the "Buyer" a real buyer or someone else?  Does the buyer really have financing?  Has he been screened or do you let anyone in your home that calls on the phone?

How about the marketing plan?  Would you agree that you would likely get more money for your home if a million qualified buyers knew your home was for sale?  How about if 100 people knew it was for sale?  Which do you think would sell faster?  Which do you think would net you the most money?  Marketing is all about exposure.  Effective marketing will assure you receive the fair market value for your home.  How much money do you lose by taking six months to sell your home if, effectively marketed, it could have sole in 30 days? 

The MLS is a database created by Agents to aid the seller in marketing his home.  The data in the MLS is tightly regulated and monitored to assure all regulations are safely guarded.  There are many State Laws, Federal Housing laws and Real Estate Commission Rules that are in place to protect both the Buyer and Seller.  Yes, our job is to safeguard the public, assure everything is in compliance with the laws.

When you are ready to list your Charlotte home for sale, stop and realize your marketing plan.  When choosing a Charlotte Realtor, look at the Charlotte Realtor Marketing Plan.  Their are many misconceptions when it comes to marketing a home.  Ask questions and determine which plan is best for you.
